With today officially recognised as the the most romantic day of the year, a new study from eXp UK has analysed how house prices on Valentine’s Day related roads fare when it comes to property market performance over the last year.
Homeowners on streets with ‘kiss’ or ‘kissing’ will be in the mood to pucker up, as sold prices have climbed by 22% over the last year to reach an average of £293,000.
However, things haven’t been so good for those with homes on roads named ‘sweet’, as prices in those areas fell by a sour -16% annually, bringing them down to £298,000 - the largest reduction of all road names analysed.
All you need is love
They say ‘love’ is all you need, and it’s certainly the case when it comes to property values.
Homes on streets with ‘love’ in the name typically cost £363,750, making it the most valuable Valentine’s Day street name in the study. This is despite prices falling by -2% year on year.
At the other end of the spectrum is ‘rose’, as roads with the most romantic, and expensive, of flowers in the name have the cheapest average prices in the study, at £267,500. This is despite prices rising by 5% year-on-year.
Perhaps the best-performing Valentine’s Day related road name is Valentine itself. Not only have house prices on roads named as such seen an 18% year-on-year increase in the average sold price, but at £330,000, these roads also command the second-highest sold price of all roads analysed by eXp UK.
Head of eXp UK, Adam Day, commented: “Much like love itself, it can be a mixed picture for those living on Valentine’s Day related road names, with some feeling the love over the last year having seen a notable increase in the value of their home, while others will be feeling homeowner heartbreak having seen a sharp reduction.

"For aspiring buyers meanwhile it’s a bed of roses when buying on roads with the romantic flower’s name, as you can purchase a ‘rose’ property for almost £100,000 cheaper than a ‘love’ home.”
