Top 10 locations for first-time buyers in the UK revealed

Barratt House’s latest survey of 500 first-time buyers aged 21-34 explores what factors influence the decision to buy in a specific location, such as property prices, local transport, school Ofsted ratings, and annual salary growth.

Based on analysis of government & Office for National Statistics (ONS) data, Barratt House has determined which ten locations in the UK best meet the needs of those surveyed. Lincoln City was ranked as the best location with an average house price of £168,000. The city also has moderate traffic, rendering commutes less stressful, and plenty of green space for outdoor activities.

Lincoln City is followed by Eastbourne with a 15.7% salary growth, boosting financial stability for new homeowners. Likewise, it has excellent bus routes for commuters as well as strong school Ofsted ratings. York was ranked 3rd best location for first-time buyers with extensive bus routes & varied local supermarkets offering plenty of choice when it comes to the weekly food shop.

According to the latest ONS data, Blackpool & Sunderland are the most affordable, with average house prices of £119,000. Furthermore, Blackpool has nearly 10% annual salary growth, and Sunderland boosts over 72,000m² of green space – the second largest of Barratt House’s ten locations.

Notably, 48% of those surveyed said the quality of local schools was the most important factor when deciding whether or not to buy a property. Examining average Ofsted scores for schools in each area, Bath & North-East Somerset ranked as the top destinations for quality education, with an average score of 7.9 out of 10. These locations are closely followed by Lincoln City, Eastbourne & Bournemouth – averaging 7.5 out of 10.

Recent studies conducted by Mojo Mortgages indicate that the average first-time buyer is now 33 years old – which is often when career progression is a top priority. Notably, 40% of those surveyed shared this view. Eastbourne & Oxford lead on salary growth, with average growth of 15.2% and 10.8% respectively.

“These findings highlight the complex decision-making process that first-time buyers face when choosing where to settle. Alongside house type and price, factors like affordability, income growth, educational quality, and access to green spaces all play a significant role in shaping their choices too. Each of the top 10 locations offers a unique combination of these benefits, catering to the diverse needs of today’s buyers,” explained Steve Mariner, Sales & Marketing Director at Barratt Homes.
