Where are Scotland's new-build property hotspots?

Research shows that there are a total of 2,376 new build homes listed for sale across Scotland, meaning the sector currently accounts for 8% of all for sale stock in the Scottish market with demand sitting at around 21%.

New-build snagging company, HouseScan, analysed the current new-build market across Scotland looking at stock levels as well as homebuyer demand and found that West Dunbartonshire, Stirling and Inverclyde are currently ranking as the hottest spots in the Scottish new-build market.

Highest levels of new-build stock

When it comes to the areas with the highest proportion of new-build stock, Mid and East Lothian rank top. 32% of all homes currently listed on the market across Midlothian are new build homes, while new builds account for 20% of the market in East Lothian.

Aberdeen, Edinburgh and West Lothian are also home to some of the highest levels of new build availability with the sector accounting for 13% of all current stock listed for sale.

Highest homebuyer demand for Scottish new builds

In terms of the highest demand for new build homes in Scotland, West Dunbartonshire ranks top. Across West Dunbartonshire a huge 75% of new build homes listed for sale are already sold subject to contract or under offer, making it the hottest spot for new build property sales.

Stirling is also home to a high level of demand for new build homes, with 67% of current stock on the market already being snapped up by buyers.

Inverclyde, Perth and Kinross and Clackmannanshire also place high, with more than half of all new-build housing stock already sold subject to contract or under offer.

Dundee currently ranks lowest for new build homebuyer demand, with all new build stock currently on the market remaining available, while Aberdeen (1%) and West Lothian (4%) are also home to some of the lowest demand.

Harry Yates, Founder and Managing Director of HouseScan, commented: “There remains a very healthy appetite for new build homes across much of the Scottish market with homebuyers snapping up a considerable proportion of available stock.

"However, the sector still accounts for just 8% of the overall market and so the nation presents a great opportunity for housebuilders to deliver a greater degree of stock to feed this new build homebuyer hunger.

"The commitment by West Lothian Council to invest £80m into new homes and maintenance demonstrates the strength of this demand for new homes and while the area currently ranks amongst some of the lowest for new build demand, this investment is sure to see West Lothian increase in popularity.”
