Put your house on the market by 7 September if you want to sell by Christmas

According to Move with Us, homeowners who want to sell their home by Christmas need to have their house on the market by 7 September.

After analysing over 3,900 recent property sales in association with Home.co.uk, Move with Us has calculated that the average days it takes to sell in the current market stands at 109.

With summer now over and mince pies and Christmas cards appearing in the shops, home movers looking to sell their homes before Christmas need to put their house on the market by 7 September at the latest if they are to stand a chance of securing a sale before the big day.

Robin King, director, Move with Us, says:

“Although it still feels like a long time away, we are fast approaching the time where people start to think about their Christmas shopping, and the housing market is no different.Whilst selling property isn’t an exact science, getting your house on the market before 7 September will give you a much better chance of selling before Christmas arrives. This also represents a fantastic opportunity for sellers, as buyers will also be looking for a quick purchase over the festive season.”

To help homeowners prepare for a sale, Move with Us shares a few top tips, which will help achieve the best price for their home and a quicker sale:

•    Pick the right estate agent
Choose an estate agent with a good reputation and track record in the area who will correctly value your home and provide supporting evidence.
•     Be legally ready
Make sure that all your documentation is ready early on in the process -– order your legally required Energy Performance Certificate (EPC) without delay to speed up the sale.
Kerb appeal
Ensure your home has kerb appeal by tidying any outside areas as this is the first part of your property that potential buyers will see.
•     First impressions count
Make sure that your home is as visually attractive as possible.  De-clutter to make sure that potential buyers can see your home to its full potential.
•     Be helpful

It is helpful for homeowners to let the estate agent show potential buyers around a property as it helps them to view it as their own and will feel free to discuss any pitfalls away from the owner.  However, prospective buyers will have lots of questions about the home so it is often useful to be at home when they are viewing as they may have questions that the estate agent will be unable to answer.
