Landlord Action, one of the UK's leading eviction and housing law specialists, is proud to announce its 25th anniversary.

Founded in 1999 by Paul Shamplina and his then-business partner, the company started with a mission to disrupt the market with a three-step fixed-fee process for property recovery and tenant eviction.

Frustrated by solicitors' high fees, Paul and his team sought a better way to help landlords, creating a model that put fairness and transparency at the forefront.

In 2014, Landlord Action became a regulated firm of solicitors, taking a stand against the emergence of unregulated eviction companies that were cutting corners. This move was part of Paul’s commitment to raising the standards of the industry and making sure that landlords receive high-quality legal representation.

Today, Landlord Action continues to be at the forefront of tenant disputes, having solidified its position as one of the most trusted firms in the country after joining Hamilton Fraser, now Total Property, in 2017.

Over the years, as founder of Landlord Action, Paul Shamplina has made a lasting impact on the private rented sector, with career highlights that include successfully campaigning to make squatting a criminal offence in 2012, recovering £90,000 in rent arrears in a single case - bringing notorious serial subletting scammer Rose Chimuka to justice, and appearing on six series of Channel 5’s Nightmare Tenants, Slum Landlords.

Paul has also been an active participant in numerous government think tanks and consultations, helping shape policy on the private rented sector. His contributions to the industry have earned him several accolades, including Best Speaker at the National Landlord Investment Show multiple times and Best Landlord Legal Provider at various industry awards.

Paul remains as active as ever within the company. He continues to personally handle landlord queries, conducts educational workshops and seminars for landlords and letting agents, and frequently appears on television and radio to discuss pressing issues in the private rented sector. His unwavering commitment to campaigning for landlords' rights has been a cornerstone of Landlord Action's ethos.

Reflecting on the journey, Paul (pictured) remarked: "When we started Landlord Action, our mission was to provide fixed-fee property recovery and tenant eviction services to support landlords facing challenging situations. We were the only ones offering this kind of service. Over the past 25 years, we've remained committed to that mission, evolving with the industry and expanding our services to meet the needs of our clients."

With the introduction of new housing legislation in 2025, namely the Renters’ Rights Bill, issuing a possession claim will be harder than ever before.

However, as Landlord Action celebrates its 25th anniversary, the company remains committed to guiding landlords through these new challenges. With unparalleled support and expert advice, Landlord Action will continue to navigate these changes with landlords every step of the way, while reaffirming its dedication to advocating for their rights and expanding services in the years to come.
