If you’re a multiple property owner, you're undoubtedly familiar with the advantages and privileges that come with such ownership. However, there are also responsibilities too.

Below are 3 ways second homeowners can be more responsible in peak season as well as year-round.

1: Consider the environmental footprint of your second home

Embracing sustainable practices such as energy-efficient upgrades, water conservation initiatives, and waste reduction measures not only reduces your carbon footprint but also sets a positive example for your community.

If your second home is a holiday let, not only can you invest in renewable energy sources, such as EV chargers or solar panels, but you can encourage guests to use the correct recycling bins and promote public transportation options in the local area so visitors know they don’t have to rely on their vehicles.

Taking this one step further, you can choose to only supply the premises with energy-efficient appliances and sustainable materials. There is also the matter of ensuring the home is properly insulated, so less energy needs to be used.

For example, draught proofing the home, making sure every window is double glazed and the loft is insulated can simultaneously reduce bills and contribute to sustainable living. Additionally, you can consider alternative heating options such as underfloor heating and installing a heat pump, which are both known to be much more energy efficient.

2: Utilise your second home to help address housing inequalities

One of the first things you can do is contemplate the potential of your second home to address housing inequalities and support vulnerable populations. Partnering with local authorities or nonprofit organisations to provide housing for those in need can have a transformative impact on individuals and families facing housing insecurity.

Whether through discounted rent or innovative rent-to-own schemes, your property can offer hope for those struggling to find stable housing.

3: Actively support the local community and economy

You can also actively engage with your local community and support small businesses. If your second home is also a holiday let, you can recommend local shops, restaurants, and services to your guests in handy guides made readily available to them. By doing this, you stimulate the local economy and foster a sense of connection and belonging. Making them aware of community events can also help to cultivate a vibrant and thriving community spirit.

I would even recommend leveraging the use of your second home for aforementioned community events or charitable causes when it’s not booked by guests. Whether it’s hosting fundraisers, providing space for community gatherings, or offering temporary shelters during emergencies, much like during Covid, your property can serve as a valuable resource for the greater good. By giving back to your community in this way, you can make a tangible difference in the lives of those around you.

Being mindful of your second home's impact on the local housing market and affordability is key. We need to attempt to avoid speculative practices that contribute to price inflation and instead focus on sustainable, responsible property management. Exploring options such as the above are great way to work towards this.
