Case study: Shawbrook provides £23.8m development loan for co-living scheme in Cardiff

The new development, located in the city's Knox Court, is set to be Wales’ first co-living scheme.

Shawbrook has provided Urban Centric with a £23.8m loan which will support the development of a 60,000-square-foot office building at Knox Court into a modern co-living space featuring 203 units.

Each unit will achieve an EPC rating of ‘A’ and provide residents with access to amenities such as a gym, private dining areas, and a cinema. This initiative marks a significant milestone in the Welsh housing market and showcases Shawbrook's commitment to supporting innovative housing solutions.

The debt funding will cover the construction, including the addition of two new floors, and assist with tenant acquisition. The project is scheduled for completion in January 2026.

Urban Centric has also received a £7.6m equity investment from Housing Growth Partnership (‘HGP’), part of the Lloyds Banking Group, to enable the scheme’s delivery. These funding commitments will play a key role in advancing the project to completion, demonstrating both Shawbrook and HGP’s continued support for innovative residential developments across the UK.
