Milliard Homes, a property development company, has successfully secured a £263,000 bridging loan from Shawbrook in only 4 days, facilitated through one of its long-standing and experienced Broker Partners, The Commercial Mortgage Practice.
The bridging loan, set at a competitive rate of 0.79% with a 75% LTV, was sought for a four-bedroom, mid-terraced HMO, with plans to expand to six bedrooms. Milliard Homes submitted the case via The Commercial Mortgage Practice after it fell through with another lender, due to restrictions on their ability to lend against Market Value, as opposed to the 180-day value.
Shawbrook instead were comfortable lending against the higher Market Value, which enabled the customer to access more leverage.
The experienced investor, with three existing HMO properties in their portfolio, faced a tight timeline due to a vendor-imposed deadline. Shawbrook’s Bridging team quickly expedited the process, submitting the application and issuing a Formal Mortgage Offer within a day. With daily contact and parallel engagement with solicitors, the loan was completed in just four working days.
