Case study: Secure Trust Bank completes £3.4m loan for luxury housing development in Surrey

The loan is the third deal between Secure Trust Bank Real Estate Finance and Bruckland Developments since 2020

Construction is underway on a new luxury property development in Surrey, following a £3.4m residential property development loan from Secure Trust Bank Real Estate Finance.

Located in the village of Felbridge, East Grinstead, nine semi-detached new-build properties are being built to the rear of existing homes on Rowplatt Lane. The homes, which are just outside of the High Weald National Landscape, are being developed by Bruckland Developments, a premium property developer in the South East of England.

The £3.4m loan for the collection of three-bedroom properties was drawn in February 2024, with an 18-month term facilitated by Richard Lynn, Relationship Director at STB Real Estate Finance.

Construction has already begun, with the homes expected to reach practical completion in March 2025.

Richard said: “We have known Joe for some time, so when he contacted us about developing this scheme, there was no doubt our visions would gel together. As specialists in residential property development finance, we knew we could go above and beyond what other banks are able to offer, and we are thrilled to see this project coming together to create more homes in the area.”

Supporting Richard Lynn on the deal was James Reeves, the bank’s Assistant Relationship Manager, who is training to become a Relationship Director himself after recently graduating from Secure Trust Bank’s internal training programme.

On the valuable insight he was able to gain as a result of his involvement, James said: “Working with Bruckland Developments has been a great opportunity to build my understanding of residential property development, with Richard training me in property development finance, and Joe talking me through the progress of the scheme at each site visit. It’s been a fantastic learning experience for me on a live development.”
