Hampshire Trust Bank has successfully provided a bespoke refinancing facility of £11.5m for a property comprised of 55 luxury apartments.

The deal took three months to complete and was delivered at 65% LTGDV, with a gross facility of £10m and for a term of 24 months.

The transaction was successful despite several challenges, including an imminent loan expiry and wider economic uncertainties in the UK office market.

Despite complexities, the borrower was able to refinance their existing facility, secure additional funds for future projects, and focus on marketing the remaining properties.

The project involved the acquisition and modernisation of 16 flats, with plans to create two additional units upon securing planning permission.
