Bidding wars a plenty

Scores of bidding wars pushed properties far beyond their guide prices in an incredibly busy March Auction for Edward Mellor and Roger Hannah.

60 lots were offered for sale on the day, with 20 others selling prior to the event as almost £3.5m of property changed hands during an incredibly busy auction at the Emirates Old Trafford on Wednesday.

Residential lots sold included a three bedroom terrace on Rippingham Road, Withington which smashed its guide price of £100,000 to sell for £132,000, and Victoria Street, Darwen, a two bedroom terrace that almost doubled its guide of £15,000, selling for £27,000.

On the commercial side, the furious bidding pushed the average selling prices to 25% over guide prices - yielding Manchester's record success rate of 83% for this year.

This included a portfolio of tenanted industrial units in Stockport sold for £465,000 and a shop and flat in Preston which surpassed its guide by £21,000 to sell under the hammer for £81,000.

A four bedroom detached house once belonging to David Beckham on Hazelhurst Road, Worsley, is available for £400,000, having narrowly missed its reserve in the room.
